vision & challenges:
- connect two non–accessible spaces in original loft suite; increase functionality of small enclosed balcony
- increase FSR – allow for additional 260 sf. to become accessible
- ability to drill and anchor mezzanine was eliminated because of stressed concrete building construction
design solutions:
- married new structure built with steel beams, posts, and decking to existing mezzanine and finished with standard plywood and gyproc
- braced new structure between pillars; attached to existing steel structure for stability
- relocated stairs to opposite wall and created floating appearance with use of open risers; steel stringer on staircase accommodates treads constructed from paralam beam
- stained stair treads, wood handrails, kitchen cabinets one tone for cohesive design element
- accentuated loft presence with white walls and grey vertical accents
- installed glass guards around loft to visually open space, view to cityscape through floor to ceiling windows
